Windermere occupies the Butler Chain of Lakes about seven miles south of Oakland, and it looks the part: deep lots, old oaks, water at the end of many streets.
Heating is typically a heat pump with resistance elements inside an attic air handler, tucked above living space on lots where a closet or utility room was never part of the plan.
Two things wear on equipment here. Lake air carries moisture that finds cabinet seams and motor bearings, and the oak canopy drops debris onto outdoor units well into the autumn, until the coil is half covered and the fan is moving less air than it should.
A heat pump that runs all night without holding temperature is often waiting on backup heat that never energised, a control or sequencer fault rather than a charge problem, and adding refrigerant will not fix it. The town permits and inspects its own work, so paperwork follows Windermere's process instead of the county's.
